In contrast, the luxury segment faced liquidity challenges, with absorption rates at only around 42% in the two major cities in Q4 2024 (Vietnam & Global Economic Times).

More importantly, real estate directly contributes about 8% of Vietnam’s GDP annually and generates a strong spillover effect across more than 40 other industries. Every VND 1 trillion invested in property stimulates an additional VND 772 billion in production and VND 191 billion in added value.
